When Cherry Rose started Cherry Realty, Cherry Property Management and Cherry Renovation and Development in October 2006, she wanted her companies to provide the extra service and education that often make the difference for buyers, sellers, investors and agents. Her experience, expertise, enthusiasm, and attention to detail coupled with a willingness to listen have helped her build a strong reputation.
Then over the last few years, clients urged the couple to establish their core philosophies about real estate by starting their own businesses. "We had many friends, associates and clients who encouraged us to start our own company because we have been so successful in real estate," said Rose, who has been in real estate for twelve years. "We had investors who were purchasing investment properties who wanted us to manage the properties instead of turning them over to another company. We decided we had so much extra to offer clients and agents."
It’s often those extras that make the difference between a successful transaction and one that creates headaches. Starting with the seller’s listing, Cherry Realty goes the extra mile to switch that listing over to ‘sold.’
"We do a lot more than putting a sign in the yard," Rose said. "We do the little things that sellers really appreciate like decorating an empty house for a client or cleaning the exterior of a house to improve curb-appeal. We have even helped some of our clients pack up their belongings to de-clutter. We pay attention to the details of every transaction and we are always serving our clients’ best interests. We are energetic, positive and innovative in our business. We are always willing to do whatever it takes to help our clients."
"At Cherry Realty, we don’t just help people buy and sell their homes," Rose said. "We educate everyone about what a great investment a home truly is. We educate homeowners on how to maximize and maintain the value they have in their homes. We enjoy teaching clients about all aspects of the real estate industry."
Cherry Property Renovation helps clients go beyond cosmetic changes so they can get top dollar for their homes. Some home sellers can’t afford to do the necessary repairs to command the best price in today’s buyers’ market. Cherry Property Renovations can work with these clients to get the necessary repairs and upgrades done and then delay billing the client until the home is sold. This strategy can work for investment property too.
"One of our clients recently purchased a home for $115,000. Cherry Property Renovation provided $50,000 worth of renovation and Cherry Realty sold the property for $218,000," Rose said. "After real estate commission and taxes, our client made more than a $35,000 profit."
Because of this exemplary service and education on a residential sale or purchase, Cherry Realty clients later become real estate investors, investing in real estate as part of their financial portfolios. "We teach clients how to be investors," Rose said. "We teach them how to buy rental properties and flip properties."
These first-time investors don’t always want to maintain and manage their properties. "Your Cherry Realty agent can find you the property, then Cherry Property Management can manage it, write the lease, make sure the tenant is a qualified tenant and maintain the property between and after tenants," Rose said. "This allows an investor to purchase a home and immediately have the home on the rental market. It’s a totally painless transaction for the owner."
Looking ahead, Cherry Realty would like to expand to the Peninsula, the Southside, and Richmond/New Kent within the next six years.
